Project Delivery Methods

CJA places a high priority on controlling project costs and respecting the Owner’s budget on every project that we undertake, regardless of the delivery method.  Cost control is an integral part of our design process and delivery strategy. We can provide project delivery by several distinct methods, while still insuring that project costs are managed.  Design-Build, Fast Tracking and Traditional delivery (design-bid-build) are the 3 methods most commonly utilized.

1. DESIGN-BUILD – In this delivery method, we team with a general contractor, involving them in daily decision-making, proposed design solutions, project meetings, cost estimating and value engineering in order to insure alignment of the design intent with the Owner’s budget.  We work under a unified contract with the Owner to provide design, cost estimating and construction services.  In this method, the Owner has single point of contact with the Design-Build team and a guarantee on the total cost of the project.

2. FAST TRACKING – As the name implies, this delivery method is designed to accelerate completion of the construction work.  We team with a general contractor at the outset of the project and begin construction work as quickly as possible by producing individual bid packages that the contractor can price, permit and construct.  In this method, design and construction time are compressed in order to get the project built and occupied as quickly as possible, while still maintaining priorities on the design intent and cost control.

3. TRADITIONAL – In this delivery method, the project is designed, bid and then constructed.  A list of pre-qualified bidders is compiled by the Owner and Architect if the project is not required to be publicly bid.  We utilize input from numerous contractors and vendors within the industry, as well as from published resource books containing unit and system costs in preparing our cost estimates and to maintain cost control throughout the design & documentation process
